
What a Custom Home Really Costs in Utah: Per-Square-Foot Bands, the Design Window, and How Allowances Work
Ask ten Utah builders what a custom home costs and you will get one number, delivered fast, with no qualifiers. That number is almost never wrong on purpose. It is wrong because it is answering a question nobody actually asked. A cost per square foot without a level of finish, a site, a schedule, and an allowance structure behind it is not a price. It is a conversation starter designed to get a signature before the real number arrives.
This is the honest version. It covers what drives cost per square foot in this market, the bands we work in and what separates them, why the design phase runs six to twelve months and why compressing it costs more than it saves, and how to build an allowance framework that does not quietly detonate in month nine.
One caveat that applies to everything below. Ranges are ranges. Every figure here describes patterns in the market we build in, not a quote. A real number requires a site, a program, and a set of drawings, and any builder who gives you one without those three is guessing on your behalf.
What are realistic per-square-foot bands for a Utah custom home?
Cost per square foot in Utah separates into bands defined by level of finish and structural complexity, not by size. The bands below describe finished, conditioned space and exclude land, and they move with the market, so treat them as relationships between tiers rather than as fixed values.
Production and semi-custom. The lowest band. Repeated plans, standard truss spans, stock windows, builder-grade cabinetry with upgrade tiers, minimal structural steel, flat or near-flat lots. This is most of what gets built in Utah County and the far south valley, and it is a legitimate product. It is simply not the product this article is about.
True custom. A meaningful step up. An original plan, custom cabinetry, better window and door packages, real tile and stone work, elevated mechanical systems, and some structural ambition, longer spans, larger openings, a cantilever or two. Most of the homes we build on the east bench start here.
Luxury custom. Another step, and the one where the curve steepens fastest. Architectural glazing, steel moment frames, stone in quantity, millwork as a design element rather than a finish, integrated technology and lighting design, specialty ceilings, and hidden complexity everywhere, meaning the parts of a house that cost real money and never appear in a photograph.
Mountain and hillside luxury. The top band, and often less about finish than about site. Deep foundations, retaining, engineered drainage, snow-load structure, access grade, longer utility runs, and shorter working seasons. A Park City or Cottonwood Heights hillside home can carry a substantially higher cost per square foot than an identical house on a flat Highland lot, with identical finishes throughout.
Two structural facts about the metric itself. Smaller homes cost more per square foot, because kitchens, baths, and mechanical rooms are the expensive rooms and a small house is mostly expensive rooms. And unconditioned space, garages, covered decks, and terraces, should be priced separately rather than folded into the number, or the comparison between two builders becomes meaningless.
What actually drives the number up or down?
Six variables account for most of the spread between two homes of the same size, and only two of them are what owners expect.
Site. Slope, soils, retaining, drainage, utility distance, and access. On the east bench this is regularly the largest single swing in the budget and it is settled before a finish is ever selected.
Structure. Long spans, tall walls, big glass, cantilevers, and complex rooflines all require engineering and material that a simple rectangle does not. Roof geometry in particular is a quiet budget driver, every valley, dormer, and change in plane costs money three times, in framing, in roofing, and in flashing.
Glazing. Window and door packages are frequently the second largest line in a modern Utah home. The distance between a good clad-wood window and an architectural aluminum system with large sliding panels is very large, and it is a decision that cannot be deferred, because rough openings and structure depend on it.
Millwork and cabinetry. The most common place where an owner's expectation and a builder's allowance diverge. Custom cabinetry across a whole house, integrated panels, a real pantry, built-ins, and a millwork-driven primary closet can move a budget by a figure most owners have not anticipated.
Systems. Zoned mechanical, radiant floors, snowmelt, humidification, water treatment, generator, structured wiring, and lighting control. Invisible, expensive, and the systems that determine whether a house is pleasant to live in.
Schedule. Time is a cost. Winter concrete, compressed trade sequencing, expedited material, and extended general conditions all show up in the number. So does indecision, which is the most expensive material on any job site.
Why does the design phase take six to twelve months?
Design takes six to twelve months on a genuine custom home because that is how long it takes to make several hundred interdependent decisions in the right order. It is not a delay before the project starts. It is the part of the project that determines what everything after it costs.
The window typically breaks down like this. Feasibility and site analysis, covering zoning, overlays, covenants, survey, soils, and utilities, takes several weeks. Programming and schematic design, where the plan, the massing, and the relationship to the site get resolved, takes one to three months. Design development, where structure, glazing, mechanical strategy, and the major material palette are settled, takes another two to three. Construction documents and engineering take one to three. Permitting and any design review runs in parallel and then serially at the end, and the duration depends entirely on the jurisdiction and on whether the project is by right.
Pricing happens throughout, not at the end. We estimate at schematic, re-estimate at design development, and hard-bid from complete documents. An owner who only sees a number at the end of design has been designing blind, and the correction at that point is either a large budget increase or a painful round of value engineering that strips exactly the things the design was about.
What happens when the window is compressed is predictable. Documents go to the field incomplete. Trades price risk instead of scope. Decisions that should have been made on paper get made on site, where they cost five to ten times more and cannot be undone. How long does construction take in Utah?
Construction on a true custom home in Utah generally runs twelve to twenty-four months from groundbreaking to occupancy, with hillside and mountain projects sitting at the longer end.
Three Utah-specific factors stretch it. The season, because foundation and exterior work has a window and missing it pushes a project into winter conditions with real cost attached. Site work, which on a sloped lot can consume months before anything vertical appears. And long-lead items, particularly windows, specialty doors, appliances, and custom millwork, which must be ordered during design rather than during construction, or the schedule waits on them.
Add design and construction together and a realistic honest range from first conversation to move-in on a custom home east of I-15 is roughly two to three years. Any builder promising materially less is either building something simpler than what you are describing or has not yet told you what will slip.
What is an allowance and how should it be structured?
An allowance is a placeholder dollar amount in the contract for a scope that has not been fully selected yet, and it is the single most common mechanism by which a Utah build goes over budget. Not through fraud. Through optimism.
Here is how it fails. A builder wants a competitive contract total, so allowances for tile, plumbing fixtures, lighting, appliances, cabinetry, flooring, and landscaping get set at levels that are technically achievable and completely disconnected from the house being designed. The owner signs. Nine months later, at selections, every category comes in over, and each overage arrives as a change order the owner feels obligated to approve because the alternative is a finish that does not match the home.
A defensible allowance framework has five properties. It is specified, not guessed. Each allowance names a real product at a real current price, not a category with a round number attached. It is unit-based where it can be, a dollar figure per square foot installed for tile or flooring, with quantities taken from the drawings, so the math is checkable. It separates material from labor, because an allowance that covers only material hides the installation cost of the more complicated product the owner will inevitably choose. It is scheduled, with a selection deadline per category tied to the construction schedule, so a late decision does not become a schedule cost. And it is reconciled openly, with overages and underages tracked in one running document the owner can read at any time.
Two additions make the framework hold. A design contingency during the design phase, and a construction contingency during the build, both owner-controlled and both stated as a percentage rather than buried. Every honest project uses contingency. The difference between builders is whether the owner is told about it up front or discovers it as a series of surprises.
How should you compare two builders' numbers?
Compare the assumptions, not the totals, because the lower total is usually the one carrying more unstated risk. Ask each builder the same set of questions and the picture resolves quickly.
Which square footage is in the number, conditioned only or garage and covered outdoor space too. What site work is included, and what happens if soils or drainage require more. What are the allowance amounts per category, and what specific product does each one buy. Is the window and door package specified by manufacturer and series. What is excluded, landscaping, hardscape, pool, sport court, furnishings, audiovisual. How is the fee structured, fixed price or cost plus with a fee, and what is in general conditions. How are change orders priced and approved. And what contingency is assumed.
A builder who answers all of that in writing is showing you the actual project. A builder who answers with a cost per square foot and a handshake is showing you a marketing number, and the difference between the two will surface in month eleven.
Where the budget is really won
Budgets are won in design and lost in construction. Every meaningful cost decision in a custom home, site strategy, structure, roof geometry, glazing, systems, and the honest level of finish, is made before anyone breaks ground.
